Agreement to Terms

By creating an account on tagyourproject.com, you agree to these Terms of Service. If you do not agree, do not use the platform. TAGS is operated by The Apartment Guys System.

Who Can Use TAGS

TAGS is a business-to-business platform designed for:

  • Property Managers (PMs) — professionals managing multifamily residential properties.
  • Regional Managers (RMs) — professionals overseeing portfolios of multiple properties.
  • Contractors — licensed, insured trade professionals who have been approved by TAGS.

You must be at least 18 years old and have the authority to enter into contracts on behalf of your organization.

Pricing & Fees

  • Property Managers: $50 per community per month (beta pricing, subject to change with notice). Early access accounts are grandfathered at current rates.
  • Contractors: $100 annual membership fee, plus 1.5% of each awarded bid amount. The 1.5% fee is charged only when a bid is awarded to you.
  • All fees are processed through Stripe. By providing payment information, you authorize TAGS to charge applicable fees.
  • Fees are non-refundable except as required by applicable law.

Property Manager Responsibilities

  • Provide accurate and complete project descriptions and photos.
  • Review Scopes of Work before publishing projects for bid.
  • Respond to contractor questions and bids in a reasonable timeframe.
  • Honor bid awards — once a bid is awarded, you are committed to working with that contractor on the defined scope.
  • Confirm project completion honestly and provide accurate ratings.

Contractor Responsibilities

  • Maintain valid licensing and insurance as required by your jurisdiction and trade.
  • Submit accurate bids based on the published Scope of Work.
  • Complete awarded jobs according to the defined scope, timeline, and agreed price.
  • Communicate promptly and professionally through the TAGS platform.
  • TAGS reserves the right to remove contractors for poor performance, dishonest bids, or failure to complete awarded work.

TAGS-Generated Scopes of Work

TAGS uses its proprietary document engine to generate Scopes of Work from project descriptions and photos. These documents are provided as a professional starting point and should be reviewed by the property manager before publication. TAGS does not guarantee that TAGS-generated SOWs are complete, accurate, or sufficient for all regulatory or contractual purposes. By publishing a project, you confirm you have reviewed the SOW and find it acceptable.

All TAGS-generated Scopes of Work are the intellectual property of TAGS — The Apartment Guys System. Reproduction or distribution outside the platform is prohibited without written permission.

Prohibited Conduct

  • Submitting false, misleading, or fraudulent information.
  • Bidding on jobs you have no intent or ability to complete.
  • Circumventing the platform to transact directly with parties you met through TAGS in order to avoid fees.
  • Harassing, threatening, or discriminating against any other user.
  • Attempting to access, modify, or disrupt the platform's systems or data.

TAGS's Role

TAGS is a technology platform that connects property managers and contractors. TAGS is not a party to any contract between a property manager and a contractor, and is not responsible for the quality, safety, legality, or completion of any work performed. Disputes between property managers and contractors are the responsibility of those parties to resolve.

Limitation of Liability

To the fullest extent permitted by law, TAGS shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the platform. Our total liability to you for any claim shall not exceed the fees you paid to TAGS in the three months preceding the claim.

Termination

TAGS may suspend or terminate your account at any time for violation of these terms. You may close your account at any time by contacting hello@tagyourproject.com. Upon termination, your data may be retained for up to 90 days for legal and operational purposes.

Changes to These Terms

We may update these Terms from time to time. We will notify active users of material changes via email. Continued use of the platform after notice constitutes acceptance.
